Even though, the demand for finance and the availability of funds are there, it's just accessing it through the right direction. Using a company that has specialist knowledge of lenders criteria's and processes is crucial to potentially attaining the finance desired or needed. Typically, packaging companies are the most sensible direction to go to for you or your client.

To go one step further and increase the chances of attaining finance, choosing a specialist with in depth knowledge of lenders criteria along with those who are specialists in their particular field of expertise, like Crystal Mortgages are to Commercial Mortgages, will only aid in your attempts.

Crystal the Commercial Mortgage Wizard - Part 2

Following on from part 1, being a specialist in the industry is crucial for a variety of reasons.

The forwarding of knowledge on to clients and introducers regarding EIB funding that could reduce a commercial mortgage rate by 0.7% for 6 years of an agreed term, this information maybe unknown to some. If clients fit the criteria, we will apply for it upon application so that we can attempt to improve the final mortgage rate offered to an applicant.

During the process of an application, we deal a lot with lenders issues across a broad spectrum of product types. We use our expertise to resolve and shield these issues from the client, this is because it maybe unnecessary to cause stress and added concern for the clients over uncertain requests or explanations needed by the particular lender in question.

If a lender decides to pull a particular product or is not happy with lending to an application for whatever reason, we as a packager will 're-house' the deal without putting the client to extra stress, hassle or cost referring to the application itself. This can save the client time and added hassle of applying for a new application and if the product changes.

Are you looking at the Glass Half Empty or Half Full?

A new report from the British Beer and Pub Association reveals that around 1,300 pubs closed across Britain last year alone, the equivalent to 25 per week. This figure is down on the 40 a week that were closing in 2009, it still means that publicans are facing difficult times in the current climate.

Funding maybe difficult to obtain for Pubs as lenders are looking for strong accounts or if it is a purchase they would be looking for strong vendor accounts and in recent times this has been a hard task for some pub owners to be able to come up with.

Having said that, the upside to this means that there are many good pub sites available, either to re-open as a pub or change the use to a different commercial venture or even residential development sites. This is where Crystal Mortgages can help, whether your looking for your first pub, adding to your business empire, wanting to convert or redevelop a pub site, we have mortgage products available to help.

Taking the positives from every situation is crucial and the manner in which you look at it varies whether the glass is, Half Full or Half Empty?

You know how we see it! How do you?

However, this has now been beaten just a month later with another lender by completing a deal from application in to funds paid into clients accoints in just 13 working days.

Roger Dewsbery a senior underwriter says,'We have worked hard over the past few years in working with a variety of lenders to understand how we best work together and adding that to our current process has been a huge success. Beating our own benchmark within a matter of weeks is a perfect example of how we have been striving to improve our services to introducers and clients.'

Are Smaller Private Investors looking to Semi Commercial for their Capital Investment

Smaller private investors now seem to be looking to semi commercial properties instead of traditional buy to lets.

Semi commercial properties are typically a shop or office with flats above. This type of investment property is proving a more attractive investment as interest rates being so low mean that yields remain very attractive. In addition, funds remain restricted on a buy to let basis which helps to keep the values low.

Crystal Mortgages have seen an increased demand for this type of investment in recent months and have worked to offer enhanced products and service levels. This means you get access to cheaper, smoother finance products giving investors the opportunity to purchase the property they want at a return that is attractive.

Quick Results and Auction Opportunities

The days of grabbing a bargain at auctions have certainly arrived, the increase of properties that are being auctioned and sold off, has created an opportunity for those who are looking to invest in property.

Subsequently, this has increased the level of bridging loan applications we have seen over the past few months, therefore giving buyers the opportunity to get the property that they want. In a market, when selling property can be timely or those that need to meet the timeframes set out by auctioneers, a bridging loan can be the viable solution.

The ability to be prepared, flexible and fast can be the difference between being successful at an auction or not. Why not go to an auction with an illustration of indicative terms, that let's you know what your maximum borrowings is. Then get it fully underwritten and have the funds in your account quickly post auction. Achieve this and you will be a success at any auction so that you do not miss out on any opportunity.

Is Buying a Business Premises Viable alternative to Renting?

Businesses attitude towards the economic outlook is a defiant one, according to recent survey by Charterhouse Research, where 3,126 businesses were surveyed between April and June 2011. Businesses views regarding the economy for the next 6 months, 72% believe things will either improve or stay the same. Further supported with a question about the future of their own business prospects, with 46% believe they will experience growth over the next 6 months while 47% believe things will either stay the same or don't know. This only leaves 7% of businesses predicting a decline. This information shows that British Businesses seem to be positive and believe that they will be trading at similar levels or higher.

The financial strength of a business can be improved by purchasing a business premises, as this can add strength to the accounts. If a business was looking to purchase a premise, it is highly likely the monthly mortgage repayments should be cheaper than the monthly cost of leasing a premise from a landlord therefore reducing the overall overheads. This is further supported by recent reports in the media of the potential rise in the cost of renting, therefore showing that purchasing a commercial property could be a better opportunity given the right investment and planning.

Can Quantitative Easing Benefit SME's ?

Further to the action taken by the Bank of England to pump £75 billion into the economy through quantitative easing to reduce the risk of a recession. The Federation of Small Business (FSB) has insisted that new measures taken by Bank of England to boost the economy could benefit SME's, which is important for sustainability in UK economy. This mixed with the current historic low Bank of England base rate of 0.5% should, in theory, benefit business owners looking for funds.

In principle this is a reasonable logical thought, however the difference between a proposal being funded and a client actually obtaining the finance does differ dramatically. It will all be based on the proposal itself and how it's being processed. Crystal Mortgages have implemented a process gathered from many years experience in the sector, based on obtaining funds and completions. This process has given Crystal Mortgages a year on year increase in business, applications, strengthen existing relationships and enhancing our reputation with a variety of finance professionals and lending sources.

CRYSTAL MORTGAGES EXPAND APPLICATIONS TEAM

Crystal Mortgages has expanded its commercial and bridging loan applications team with the appointment of Emma Castle as Mortgage Underwriter.

The product has been devised to address uncertainty in the market by allowing the applicant to know exactly what they can borrow before they go to auction, as compared to retrospectively looking to secure finance.

Rates start from 1.25% per month with loan-to values available up to 70%, based on a repayment period of three to nine months.

Roger Dewsbery, senior underwriter at Crystal Mortgages, said: "Too many purchasers are winning auctions only to find out that they cannot raise the funds to secure the property because turnaround times on applications take too long or are ultimately declined.

"With the launch of Auction Finance Special we are looking to introduce confidence back into the market, with any successful applicant completely sure of their position prior to the auction taking place.

There are plenty of reasons to be optimistic for the coming year ahead.

There is of course the Olympic Games coming to London in July. This should fill us all with a level of optimism, patriotism and pride, with our country being host to one of the biggest events in the world. There is another major football tournament this year, which gives England and Ireland another chance to win a major European trophy playing against the worlds elite. There is another Royal milestone too this year with the Queen celebrating her Diamond Jubilee to mark 60 years on the throne, and there are many events planned nationwide. Recent trading figures from some of the UK's major retailers points to an improvement at the end of 2011 from the previous year.

With all of these positive things happening, we all need to get in the right mindset and embrace positivity. There is business there to be done. Lenders do want to lend. There are some excellent deals to be done.

At Crystal Mortgages we are always working to improve our offering to our introducers and clients. In the first few weeks of 2012 we have enhanced our buy to let product offering now to almost 200 products - including loans for limited companies, developers, self cert and with adverse credit. We have enhanced our commercial offering with a Semi Exclusive INTEREST ONLY investment product. We have also improved our secured loan offering meaning we can now complete quicker than before, and with lower interest rate products available. We can also offer second charge loans on Residential, Buy To Let, & Commercial property.
